How our property solicitors can help
Our property solicitors in London act for individuals, families, investors and businesses across the full range of residential and commercial property work. Whether you are buying a first home, selling an investment, extending a lease or fighting a dispute, you will work with a named solicitor who keeps you informed and moves your matter forward.
The team covers four main areas: residential conveyancing, commercial property, leasehold and enfranchisement, and property disputes and litigation. Because all four sit under one roof, we can deal with matters that cross over between them, such as a purchase that turns into a boundary dispute or a lease extension that needs to complete before a sale.
Osbornes is ranked for property work in the Legal 500 and Chambers UK, holds the Law Society Conveyancing Quality Scheme accreditation, and our leasehold specialists are members of ALEP, the Association of Leasehold Enfranchisement Practitioners. The firm has also been named in The Times Best Law Firms. We work from offices in Camden and Hampstead and act for clients across London, the rest of England and Wales, and overseas.
If you are based outside the UK, see our guide to buying property in the UK as an overseas buyer, covering the legal process, the overseas buyer SDLT surcharge and how to get a UK mortgage as a non-resident.
Residential conveyancing
Conveyancing is the legal process of transferring a property from one owner to another. Our conveyancing solicitors in London handle freehold and leasehold transactions of every kind, from straightforward flat purchases to complex prime central London houses.
We act for you whether you are buying a property or selling one, and we handle remortgages, transfers of equity, shared ownership, new build and buy-to-let. We carry out the local authority, environmental and title searches, deal with HM Land Registry, calculate your Stamp Duty Land Tax, and manage exchange and completion.
You will know what your transaction costs from the start. We work to clear, fixed conveyancing fees with no hidden surprises. For a breakdown of prices, timescales and the steps involved, see our conveyancing solicitors page.
Commercial property
Our commercial property solicitors advise everyone from individual landlords and small businesses to property developers and larger companies. We act on purchases and sales, lease assignments, licence applications, and the granting and taking of commercial leases.
The team handles commercial conveyancing, commercial leases, lease renewals and property finance. We act for buyers, sellers, landlords and tenants, and we focus on getting the deal done in a way that protects your commercial position. Where a lease comes up for renewal or a tenant wants to assign or sublet, we advise on your rights and obligations under the Landlord and Tenant Act 1954.
Leasehold, lease extension and enfranchisement
If you own a leasehold flat, the value of your home falls as the lease gets shorter, and a short lease can be hard to sell or mortgage. Our leasehold team helps you protect that value.
We act for individual leaseholders who want to extend a lease, and for groups of leaseholders who want to buy their building’s freehold through collective enfranchisement. We handle the valuation, serve the notices, and negotiate with the freeholder.
The law in this area is changing. The Leasehold and Freehold Reform Act 2024 introduces longer standard lease extension terms and other reforms, much of which is being brought in over time. We will explain how the current rules and any changes affect your situation before you commit to a course of action.
Property disputes and litigation
When a property matter turns into a dispute, you want a team that will negotiate hard and, where needed, take strong action in court. Our property litigation solicitors, led by partner Shilpa Mathuradas, act for homeowners, leaseholders, freeholders, landlords, tenants and developers.
We handle landlord and tenant disputes, service charge disputes, boundary disputes, rights of way and easements, breach of covenant, dilapidations and professional negligence claims against surveyors, conveyancers and architects.
We always look to settle a dispute on the best terms for you, through negotiation or mediation where that is the right route. Where settlement is not possible, we will represent your interests in court without hesitation.
What does a property solicitor do?
A property solicitor handles the legal side of buying, selling, leasing or disputing property so that your interests are protected and the transaction is valid in law.
On a purchase or sale, that means checking the legal title, raising and answering enquiries, running the searches that reveal problems a survey would miss, handling the deposit and completion money, and registering the change of ownership with HM Land Registry. On a dispute, it means advising you on your rights, gathering evidence, and pursuing or defending a claim.
A solicitor can also advise on tax, on related issues such as a declaration of trust when you buy with someone else, and on anything that crosses over into another area of law.
Our fees and how we charge
For most residential conveyancing we offer fixed fees, so you know the cost before you instruct us. For commercial work, leasehold matters and disputes, where the work involved varies more, we give you a clear estimate at the outset and keep you updated if anything changes.
You can find a breakdown of our residential prices on the conveyancing fees page, or call us for a quote on your specific matter.
Why choose Osbornes’ property team
Our property solicitors and lawyers combine technical strength with a practical, responsive service. You deal with the same people throughout, and we keep the legal language to a minimum so you always understand where things stand.
The firm is recognised for property and property litigation work in the Legal 500 and Chambers UK, holds the Conveyancing Quality Scheme accreditation, and our leasehold team belongs to ALEP. That independent recognition reflects what clients tell us: that we are thorough, commercial and on their side.

What areas of property law does your team cover?
We handle residential conveyancing, commercial property, leasehold work including lease extensions and enfranchisement, and property disputes and litigation. Because these teams sit together, we can also deal with matters that move between them, such as a sale that runs into a boundary problem.

Shilpa really helped us take charge of the situation and helped resolve this property dispute. I would not hesitate to recommend her or the team to anyone in a similar situation.
On first meeting Shilpa I was sure that she understood immediately my requirements, and was sympathetic both to my financial restraints and my emotional state. She achieved everything I asked of her and proved to be invaluable, professional and efficient
At every step Shilpa alleviated any concerns and stresses we had. Always fast to respond, always professional and super knowledgeable.
Shilpa has helped us through some key property litigation matters (residential and commercial) since 2014 and has delivered on every occasion. One particular issue had kept us in a state of stress and tension for almost a decade and after getting in touch with Shilpa she was able to help us bring the matter to a peaceful and successful conclusion.
I received a call from Shilpa Mathuradas a couple of hours after filling the enquiry form for a callback. She actively listened to my party wall concerns responding with gentle professionalism, answering my concerns, letting me know what is and is not possible and when best to bring in a solicitor. All this within 10 minutes. Excellent.
I've recently used Osbornes for my home purchase and an equity transfer. Rachael was fantastic all the way through, keeping me informed and up to speed as to the purchase progress.
As everyone knows, buying a house can be an incredibly stressful experience. Emily and Isabelle at Osbornes took the pain away by leading the process, being incredibly proactive and informative. We didn't have to chase them and they managed to pull a rabbit out of a hat by helping us exchange a few days before Christmas. I'd highly recommend them for a house sale and purchase.
I used Simon Nosworthy's team's services when selling a flat in N10, and would do it again in a heartbeat. The follow-ups were always prompt, and my questions were always answered quickly and accurately.
We hope not to move again for a long time, but when we do we will choose Osbornes for the conveyancing. Thank you.
Buying and selling a house can often be a challenging process, but communication and service I received from Osbornes was second to none. I would recommend them without hesitation - 5 stars
It is the second time we have used Osbornes and in both occasions we have been delighted with the service. The team were highly professional, diligent and always replied to queries promptly. We have no hesitation in highly recommending Osbornes Law.
Professional and communicative throughout the process of becoming a Freehold Company and having a share of said freehold. Both Amber and Siroop spoke in plain English and were most efficient and pleasant to deal with.
Amber was fantastic from start to finish. Efficient, clear and professional. Will certainly be calling on her again.
I have used Osbornes a few times and I’m really happy with the service provided. They provide a very professional, polite and efficient service and I would highly recommend them.
Osbornes team was great with the sale of our property, everything went smoothly and very responsive
Guy and his team assisted me with a new lease venture and were an absolute pleasure to work with. A professional & knowledgeable team who offered fast and excellent advice. Highly recommend their services
Osbornes are really thorough, professional & friendly. They were aware of the need for haste in my sale & they did everything they could to achieve the results of completing before the end of the SDLT holiday.
"They are an outstanding firm to work with. They are consistently impressive in their work."
Emily was so patient and clear throughout the whole process - we can't thank you enough.
Maria provided excellent advice and support throughout the process. We would highly recommend Osbornes and we will use you again. Thank you!
Maria Elliot is excellent to deal with and gives valuable advice.
Maria was fantastic! Thank you so much for all the work she did.
Everyone was lovely, Emily put herself out for me. Also reception ladies are very friendly.
Excellent in every aspect.
Maria Elliot is excellent to deal with and gives valuable advice.
Emily Lund was very patient with our ignorance about the conveyancing process. She was consistently professional, cheerful and prompt. Thank you!
Selling my property was very stressful and I am most grateful for the tireless enthusiasm. The service provided was consistently good. Your knowledge of the market was valuable and your patience admirable.
I am much indebted to Simon Nosworthy and his staff for the efficient completion of our sale.
If I had another reason to have to seek legal advice again, I wouldn’t hesitate to use Shilpa, and would recommend her to anybody who needed legal advice.
Shilpa was professional, realistic, and unflappable. Shilpa managed to persuade a reluctant witness to come forward to support my case. She obviously knows her subject very well.
I always had full confidence in Shilpa keeping my best interests at heart. I often didn’t understand the legal language, and she would follow this up with a phone call and patiently explain.
A massive thank you for all your efforts and more broadly, a fantastic service throughout the whole process - we moved in on Saturday and couldn't be more pleased with everything. I found all your advice to be priceless and a real breath of fresh air.
